Notice of Application and Public Comment Period PLT13-0001 and SEP13-0008

The public is invited to comment, request a copy of the decision, when available, and be made aware of any appeal rights relating to File No. PLT13-0001 and SEP13-0008. A property located at 6033 S. 300th St., parcel No.: 0221049027 called the Westbridge Subdivision.

The proposed project is to subdivide approximately 19.30 acres into 56 single family lots with four tracts, associated storm drainage facilities, new public roads, open space tracts, landscaping, and right of way dedication on S. 300th St.

Proponent is: PNW Holdings, LLC; Justin Lagers, 9675 SE 36th Street, Suite 105, Mercer Island, WA 98040.

Comments must be received in writing within 15 days or by June 17, 2013 5:00 p.m. by the Auburn Planning and Development Department at the mailing address: 25 West Main, Auburn, WA 98001-4998 and physically located at: 1 East Main Street, Auburn WA 98001. Application was filed on April 26, 2013, completed on May 17, 2013 and notice of application was made May 31, 2013.

Studies submitted with this application are: Critical Areas Report prepared by Sewall Wetland Consulting, Inc dated April 11, 2013; Stormwater Site Plan Report prepared by DR Strong Consulting Engineers, Inc. dated April 22, 2013; Geotechnical Report prepared by Earth Solutions NW LLC dated April 24, 2013; and Traffic Impact Analysis prepared by Traffex dated April 17, 2013. 

Other permits may be required. Known at this time are a facility extension for the public improvements, grading permit, storm permit, final plat, and building permits for the single family residences. Potential outside agency permits required are Department of Ecology Stormwater permit and Department of Natural Resources forest practice permit.

This project is subject to and shall be consistent with the City of Auburn Zoning Code and Design Standards. 

A public hearing is required for this proposal. A separate notice will be issued when the date has been scheduled.
