Terminal Park zoning plan
The City of Auburn's zoning code specifically identifies uses and specific development standards for height, setbacks, off-street parking requirements landscaping, etc, allowed or required within a specific zoning designation. It specifically dictates how property may be used and developed.
Zoning map boundaries are parcel specific. In other words, their borders are specific to property lines. How properties are zoned is generally consistent with the most compatible comprehensive plan map designations.
Within the Terminal Park neighborhood the following zoning designations apply:
- "R-2" Zone: Single Family Residential: minimum lot size of 6,000 square feet
- "R-3" Zone: Two-Family Residential: minimum lot size of 5,000 square feet for single family dwellings and 7,200 square feet for duplexes
- "R-4" Zone: Multiple Family Residential: minimum lot size of 7,200 square feet or 2,400 square feet per dwelling unit
- "C-1" Zone: Light Commercial: No minimum lot sizes or maxi-mum lot coverage. Buildings are limited to 4 stories or 45 feet in height. Landscaped visual screens required between different uses or zones. Parking requirements relative to small to medium size commercial uses
- "C-3" Zone: Heavy Commercial: No minimum lot sizes or maximum lot coverage. Buildings are limited to 4 stories or 45 feet in height. Landscaped visual buffer required along the street front and visual screens between land uses or zones. Parking requirements relative to larger commercial uses
- "I" Zone: Institutional: Churches, Schools and Parks: Minimum area of one acre and maximum lot coverage of 35%. Landscaped street frontage and visual screens required, parking varies according to use of property. Churches are required to provide one parking space for every five seats.
